    And then have proceeded to install some gray PVC, then run some 6 ga. THHN in it, and connect to electrical panels on each end. Finally have power for-real in the garage

    Built this planter box last weekend, added the bench this morning



    and yes, it *is* built with doug fir, our goal is that in the next couple of years, we'll build a paver/stone/brick planter box around the entire thing when we re-do our back patio. Then we'll just fill the voids in with dirt and let this box decompose.

    Finally got the ducting hooked back up to our bedroom. Had to remove it when we did the overhaul on the laundry room in early April. Hopefully our bedroom will cool down a bit quicker in the evenings now

    I took a picture!



    Pulled all the old dry-wall off, found a damaged stud, used a floor jack and a little McGyver magic to replace the stud, put up nice new drywayll.

    Had a plumber come in and yoink out the old shower drain in the downstairs bath

    He set us up with a new one, but I didn't snap a photo of it yet.

    Then started getting drywall up in there too

    What brand is your garage door opener? There is universal ones, you can get them at Home Depot. We only had one beat up one when we moved in. We have a Genie opener and I was able to get a Genie one there.

    Can't you cut the duct through the joist? The way you have it going under will make putting a ceiling here pretty akward? You could twin the joist if you are worried about strength.

    they're only 10" joists, putting a 6" duct through would weaken it way too much, even with sistering it. The duct routing now is better than what use to be there, so it's at least an improvement.

    last of the wiring done, drywall slapped on, sconces in place, temporary mirror


    and Jen wouldn't let me just stop for the evening, we had to put up at least one piece of drywall on the ceiling

    Well, the morning started with a cluster**** of trying to find a right-angle adapter for my drill, local hardware store was sold out, home depot was also sold out, ended up getting one at Lowes, and it crapped out after the 5th or 6th cut (granted, 3 of the holes were 4"+ diameter, so it was a lot to ask of the tool...). Got the electrical to the garage entirely in conduit now, holes cut inside the house for the new bath exhaust fan (still need to do the exterior cut), and buttoned up a couple of other random projects, in addition to serving beer at the brewfest today. Taking the morning off work to mow the lawn and get a couple more cleanup items done before the appraiser gets here tomorrow.

    Oh yeah, appraisal came back ok, not quite as much as we were hoping for, but just enough to make things work, bank now says our house is with ~55k more than when we purchased.

    Couple days ago, went down to HD and picked up some supplies...



    Insulating, sealing, and framing in the exterior basement walls, which also means new PEX runs from the supply to the utility room, and re-doing a few circuits as well
