    Ahh... hadn't ever thought of being able to drop PMI if the house was worth more. Our house is going up in value just by sitting here, right now, because the neighborhood is increasing in value pretty steadily and quickly.

    That's mostly what did it for us. They started a HUGE redevelopment of the waterfront area in Vancouver back in June/July, as soon as they announced it, all the neighborhoods to the north of there (us) shot up in value. You can only drop PMI if you can refi into a standard mortgage though, which means you need the value to go up by what the 20% down payment would be.

    haha.. I don't know? We just got whatever we were qualified for. We only put the minimum down though, so we'll be paying PMI for quite a while. I hadn't thought about appraising the house to see if it's worth more.

    Yeah, take a look at values in the neighborhood and see if it's going up, if you've gained ~20%, refinance, cause you'll drop the PMI (and your payment)

    In recent news, going to have the back yard fixed up a bit later this week. So, some current pics

    Prep work, told the landscaper we'd pull up all the pavers used for the patio


    Was too dark to take pics when I finished last evening, all the pavers (186 of them) gone


    stacked over beside the house


    On Friday, they're going to come in and pull the turf, drop the height of the yard by a few inches overall, get rid of the dirt (yay!), and put in a proper gravel base for the patio. On Saturday we'll get fresh new sod from the patio to the back fence, and I'll finally be able to plant my blueberries.

    Just signed the paperwork to get my house sold! Wife needs to sign it when she gets off work, and then it's a done deal. Can't believe I've been in this place for 12 years. It looks a lot different now than when I bought it:
